How much does foundation repair cost?

Minor crack repair or small interior fixes can run a few hundred dollars, while full wall stabilization or multi-pier installs sit at the high end. How do I know if I actually have a foundation problem?

Common warning signs: stair-step cracks in brick or block, doors and windows that suddenly stick, sloping floors, gaps between baseboard and floor, water in the basement after rain, or musty smells coming from the crawl space. If you’re seeing any of these, schedule a free inspection — early intervention is always cheaper.

Do you offer financing?

How long does a typical project take?

Most residential jobs wrap in 1–3 days. Crawl space encapsulation and basement waterproofing typically run 2–4 days. Larger pier installs or multi-area repairs may take a full week. Your written estimate spells out the exact timeline.

Is there a warranty on the work?

Yes — every repair carries a written warranty. Foundation piers and carbon fiber come with lifetime, transferable manufacturer warranties. Waterproofing systems carry a long-term workmanship warranty. We hand you the paperwork at project completion.

Will my home insurance cover this?

It depends on the cause. Sudden damage (a burst pipe, plumbing failure, or storm event) is often covered. Long-term settlement or moisture damage usually isn’t. We’ve helped many homeowners document the cause for their carrier — happy to walk you through what to ask.

Can I stay in my home during repairs?

Yes — almost always. The vast majority of our work happens in the basement, crawl space, or around the perimeter, with minimal disruption upstairs. If any interior room needs to be cleared for access, we tell you well in advance.

What's the difference between helical piers and push piers?

Helical piers are screwed into the ground until they hit load-bearing soil — ideal for lighter structures, additions, and tight access areas. Push piers are hydraulically driven into the soil using the weight of your house as resistance — they’re our go-to for heavier homes and deep stabilization. We use whichever solves your specific problem; sometimes both.

Do I need to encapsulate my crawl space?

If your crawl space is venting outdoor humidity, you’re letting moisture, mold, allergens, and pests into your living space — roughly 40% of your indoor air comes from down there. Encapsulation seals it off with a vapor barrier, controls humidity with a dehumidifier, and dramatically improves indoor air quality and energy efficiency.

What is carbon fiber repair, and is it as strong as steel?

Carbon fiber straps are bonded to bowing or cracking foundation walls to stop further movement. Tensile strength is roughly 10x that of steel, the install is non-invasive (no excavation), and the strips are nearly invisible once painted. It’s the right call for walls bowing less than 1 inch.

How quickly can you come out?

Most inspections are scheduled within 3–5 business days. If you’re seeing active water intrusion or rapid movement, tell us when you call — we’ll prioritize.

Are you licensed and insured?

Yes. Level Up Foundation Repair, LLC is fully licensed in Virginia, carries general liability and workers comp, and our crews are W-2 employees (not subcontractors). We carry our certificates of insurance on every job — happy to provide a copy on request.

Do you do free estimates?

Always. Every inspection includes a walk-through, photo documentation, and a written estimate at no cost. We never charge a trip fee or ‘consultation’ fee.

Will repairs damage my landscaping?

We work hard to minimize disturbance. Pier installations need a small area excavated near the affected footing, but we restore the soil and ground cover at the end. Interior crawl space and basement work doesn’t touch landscaping at all.
